Another look at the South Loop’s upcoming 1000M tower
The marketing effort for the planned 74-story residential tower at 1000 S. Michigan Avenue continues with a refreshed website, a bus ad campaign, and the unveiling of a couple of new high-res images. The new renderings, provided exclusively to Curbed by the 1000M team, reveal how the 832-foot tower, along with a handful of other tall buildings, will continue to fill out and reshape the Chicago skyline while delivering hundreds of new residences—323 to be precise—to the South Loop neighborhood. With Chicago’s JAHN tapped to design the tower and Kara Mann overseeing interior duties, the tower is certainly one of the highest profile projects of this development cycle.

We don’t do a lot of news about interiors around here. But then we haven’t heard too much out of 1000M in a while, either. So that’s why we’re mentioning that the people behind Helmut Jahn’s new Michigan Avenue skyscraper have picked Kara Mann to kit out the inside of the 74-story tower.

Helmut Jahn on His Practice, His Career, and His Most Recent Chicago Project 1000M
Named for its address, 1000 South Michigan has been in the works for some time now. Originally set to be a “supertall” building at 1,000 feet, the design has since been scaled back a bit. It’s now 852 feet tall and cantilevers slightly over its neighbors. Stepped boxes have been replaced with sloped sides and curved corners. It’s intended to both fit into its context and stand out—a sleek and confident building bearing the mark of an architect who no longer needs to flash.

The 832-foot building will feature greenish blue glass, metal horizontal spandrels between each floor, and a crown screened in metallic mesh. Previous—and far less polished—renderings also hint at an unusual exterior lighting element repeated along the tower’s northeast edge.

Two New York developers that plan a 73-story residential tower on a vacant property across from Grant Park paid $17.2 million for the site, the latest in a series of deals that illustrate the real estate market's recent roller-coaster ride. A joint venture between JK Equities and Time Equities bought the parcel at 1000 S. Michigan Ave. last month from First American Bank, Cook County property records show. The site has been on a wild trip over the past decade or so, with its value soaring during the condominium boom, crashing after the bust and heading back up as the residential market bounced back.

Helmut Jahn's sky-high vision for the South Loop is one step closer to reality. The Chicago Plan Commission on Thursday approved the 73-story, Jahn-designed tower proposed for 1000 S. Michigan Ave. If built, the tower would be among the tallest near the rapidly changing southern end of Grant Park.

Helmut Jahn Proves Better Doesn't Have To Be Bigger
The court of public opinion voted down the original plan as too tall for the Michigan Avenue corridor. But instead of merely lopping off a couple hundred feet, Jahn went back to the drawing board to create an entirely different look for the structure, replacing the stacked-block design of the first tower with a curving, twisting tower that actually widens as it grows higher. In fact, that twist would have 1000 South Michigan hanging over its neighbor to the north, 1006 South Michigan, a landmarked building that happens to also be owned by Times Equities, the developer of the Jahn tower.

Jahn Pulls a 1,030-Foot-Tall Rabbit Out of His Helmut
We’ve known for some time that a new skyscraper was coming to fill in the surface parking lot currently defiling 1000 South Michigan Avenue. But few could have predicted what would hit the City Clerk’s office today.
